M RED 591 Real Estate Development Principles
This course provides an in depth investigation of the principal qualitative and quantitative tools and strategies employed in real estate valuation, risk & return analysis, funding models, absorption rates, cap rates and reversion events. In addition the course will present various key legal issues and regulatory requirements impacting the ownership, control and transfer of real property. The course will also address the fundamentals of land planning, building, construction and project management in real estate development.
M RED 592 Market Segmentation and Analysis
This course focuses on market analysis and market data gathering techniques necessary in developing specific market strategies for successful real estate development. Special attention will be placed on the art and science of market segmentation and the resultant strategies of imitation and innovation.
M RED 593 Real Estate Site Analysis and Design
This course investigates traditional and emerging land planning concepts, policies, methodologies and regulatory influences on site and building use, bulk, density and design.
M RED 594 Public Entitlement Process
This course examines the current state of property law and title transfer, the evolving nature of land use regulations, zoning, eminent domain, regulatory takings and the impact of Local, State and Federal regulatory policies and entitlement processes on contemporary real estate development.
M RED 598A Comparative Analysis: In Fill Housing
This course employs case based group investigations into a specific real estate development typology addressing market segmentation, product offering, price points, building design, site planning and comparative valuation analysis.
M RED 598B Income Analysis: Commercial/ Retail
This course employs case based group investigations into a specific real estate development typology addressing income generating properties, cap-rates, NOI, absorption rates, market segmentation, product offering, price points, building design, density, site planning and income valuation analysis.
M RED 691 Real Estate Finance and Analysis
This course investigates traditional sources of real estate development financing through debt, equity, secured mortgages, amortization, tax implications, leverage and debt structure while presenting analytical methods focusing on income streams, time value of money, income based investment returns and tax eligible reversion events.
M RED 692 Real Estate Development Project Management
This course explores the strategic goals and social dynamics found in team assembly, project management, negations, conflict & risk management, community relationships and the competitive market place. The course also explores current project delivery strategies such as design-build, fast track, design-bid build and CM at risk.
M RED 693 Advanced Real Estate Finance and Analysis
This course examines more complex sources of real estate development financing through partnerships, reits, syndications, public equity markets, secondary mortgage markets and portfolio theory equity investments while presenting analytical methods focusing on internal rates of return, hurdle rates, reversion schemes, risk benefit reviews, tax implications and equity yields.
M RED 694 Contemporary Issues in Real Estate Development
This course will address the role of the real estate development industry in the overall economy, its business and ethical responsibilities as well as opportunities to contribute to affordable housing, urban revitalization, brown field reclamation and sustainability.
M RED 698 Return Analysis: High Density Mixed Use
This course employs case based group investigations into a complex urban real estate development typology addressing a variety of income generating properties, cap-rates, NOI, absorption rates, market segmentation, product offering, price points, building design, density, site planning, construction schedules & costs and net present value of equity return(s) valuation analysis.
